范围: 项目销售总监负责满足和超越所有入住的目标,并与项目总经理和集团营销总监共同工作,以确保相关的出租收入和批准的社区预算相符。项目销售总监通过发展和实施社区推广和营销方案来实现这些目标。项目销售总监通过对住户,住户的家庭,团队成员和访客提供优质的客户服务来体现坚持为客户服务的理念。


工作必要条件:

·       必须有爱心、耐心,真心愿意为老人服务。

·      以往的销售和市场营销经验,在服务相关领域的优先;具备酒店、高级会所、VIP俱乐部、保险及投资理财服务的市场和销售经验或者相关培训经验者优先;

·      大专以上学位;理解英语者优先;

·      必须有领导团队和在社区创建一个客户服务氛围的经验;

·      必须能够用普通话进行书面和口头地沟通;

·      全天工作;

·      工作地点:哈尔滨


组织架构:

·      项目项目销售总监向总经理、集团营销总监汇报

·       总经理向首席运营官汇报


工作职责:

销售管理

·      负责开发和执行销售和营销计划。

·      跟进社区的销售跟踪系统并让总经理和集团营销总监对销售趋势始终处于知晓知情的状态。

·      负责实现销售目标和期望。

·      负责整个销售流程;和潜在客户建立良好的关系,安排参观并确定定金。

·      协助完成住户入住社区的工作。

市场

·      负责社区营销规划发展。

·      开展社区外拓计划,同时引领和各种资源的潜在客户发展关系。

·      与媒体广告的合作,并与其他团队成员一起为前景住户组织安排特殊的活动。

行政管理

·      负责社区人数统计报告的准确。

·      完成当地的竞争对手的评估并将报告结果通报管理层。

·      进行定价,促销和产品推荐,向总经理和集团营销总监汇报。

·      确保营销部门按预算执行。

Merrill Gardens LLC Community Sales Director – Job Description

Scope:

The Community Sales Director is responsible for meeting and exceeding all occupancy goals and works with the General Manager and Sales & Marketing Director (HQ) to ensure revenues related to occupancy are meeting the approved budget for the community.   The Community Sales Director reaches these goals by developing and implementing the community outreach and marketing programs.   The Community Sales Director adheres to customer service philosophy by delivering a high level of customer service to residents, family members, visitors and team members.”


Job Requirements:

·       Must be a loving, caring person, can be patient to seniors.

·       Previous sales and marketing experience, preferably in a service related field, or training in sales and marketing based on hotel, membership card, VIP Club, insurance, or financial service etc.

·       Prefer a college degree; prefer understanding English;

·       Must have experience in leading a team and creating a customer service climate within the community.

·       Must be able to communicate clearly, both written and verbal in Chinese.

·       Regular and Timely attendance

·       Location: Harbin, China


Organizational Structure:

·       The Community Sales Director reports to the Sales & Marketing Director (Corporate Office) and General Manager

·       The General Manager reports to the COO


Responsibilities:

Sales Management

·       Responsible for the development and implementation of the sales and marketing plan.

·       Maintains the sales tracking system for the community and keeps the GM and DOSM informed of trends.

·       Responsible for achieving sales goals and expectations. 

·       Accountable for entire sales process; building report with prospects, generating tours and securing deposits.

·       Assists with making move in arrangements into the community.

Marketing

·       Responsible for development of the community marketing plan. 

·       Develops community outreach plans and is the lead in development of relationships with potential referral sources.

·       Coordinates media advertising and works with other team members to hold special events for prospects.

Administration

·       Responsible for accurate reporting of the community census.

·       Completes assessments of local competitors and reports findings to management.

·       Makes pricing, promotion and product recommendations to the DOSM (Corporate Office) and General Manager.

·       Maintains the marketing department budget.
